The Platform

The operating layer for housing compliance.

Adopt the capabilities you need, and connect the systems you already run.

Every capability works off the same trusted operational record: one evidence chain, one set of statutory clocks. On top sit three role-shaped experiences for the desk, the field, and the job site, so every role gets the view that matters to them.

The Platform

One core that receives, processes, and gives back.

Your platforms feed the core. Where you have a gap, a Noxera capability feeds it instead. Either way, every event is received, stamped with ownership, statutory clocks, and evidence, then given back to the right people.

Most providers run a housing management system and connect Noxera to it. Where there are gaps (no inspection app, no contractor app, no structured resident comms) Noxera's own capabilities fill them, on the same operational record.

Adopt what you're missing. Connect what you have.

Pricing is per home, per module, so you only pay for the pieces you switch on.

Noxera Inspect

Mobile app · Inspector

Evidence, photos and sign-offs captured on site, synced back in real time.

Control Centre

Web · Ops manager and admin

Raise and approve work, track statutory deadlines, and report, from one view.

Noxera FSM

Mobile app · Contractor

Update progress and close jobs from any site, keeping the whole team in sync.

The Noxera way

Compliance accuracy at every stage of the case.

The statutory clock starts at the moment of awareness, when the issue is reported, not when a work order is raised. At every stage Noxera enforces who owns it and what has to happen next.

Step 1

Reported

HA Admin

Web · Intake form

Logs the case and starts the statutory clock on report.

Step 3

Investigation

Inspector

Mobile · Inspect

Photos and location captured on site, attached to the case file.

Step 5

Complete

Ops Manager

Web · Sign-off

Evidence verified, record locked. RSH-ready audit trail.

Step 2

Triage

Ops Manager

Web · Triage view

Records HHSRS rating, sets the Awaab's Law deadline, and assigns an inspector.

Step 4

Works

Contractor

Mobile · FSM

Remediates within the statutory window. Each action evidenced and gated.

How it fits

Works on top of the systems you already run.

Noxera doesn't rip out what works. It connects to the systems you already have, so you get one view across them without moving your data.

What Noxera connects to

Integration is met at its own level: some points we only read, some we read and write. And the honest status: our connectors are in development, and none is in production with a live customer yet. We will name the live ones here the day they are, and not before.

Housing management systems Read and write Cases, residents, tenancies and repairs raised. Your system of record stays the source of truth, and completions are written back to it.
Asset and stock systems Read Properties, components, condition data and UPRN. We read your register to anchor the record to the right thing, and we never overwrite it.
Contractor field service systems Read and write Jobs dispatched out, status, evidence and completion back in, so a contractor working in their own tool still lands on your record.
Document and email systems Read and write Certificates, letters and correspondence attached to the case as it happens, instead of sitting in an inbox nobody can search later.
Identity and productivity Read Single sign-on, directory and calendars, so access follows the roles you already manage rather than a second list of users.
Sensors and environmental monitoring Read Readings feed risk prioritisation. A sensor never starts a statutory clock on its own: awareness stays a logged human decision, because that is what has to stand up.

Why a neutral layer

Every category can see part of the story. None of them can see the whole of it.

This isn't a claim that the tools you own are bad. It's a claim about what each kind of system is structurally able to see, and where a compliance case actually falls apart.

Category
What it does well
Where the thread breaks
Systems of record
Hold the truth about property, tenancy, stock and spend. The backbone, and it should stay that way.
They see their own data. Nothing in a housing management system knows what a contractor did in an app it doesn't own. Replacing it moves that problem rather than fixing it, which is why we will never sell you one.
Compliance and certificate specialists
Store and chase certificates for the statutory hazards. Strong on the cyclical programme.
A certificate proves a check happened on a date. It can't reconstruct what a resident reported, who owned it, and whether the fix landed inside the clock. Awaab's Law asks for the second thing.
Contractor marketplaces
Route work to a network of trades and get it delivered, often faster than an in-house team could.
Routing solves supply. Getting a job done is not the same as proving it was done in time, against the right hazard, with evidence a regulator accepts.
Workflow and case tools
Run one process very well, usually the one they were bought for.
They own a process, not the hand-offs between them. Almost every compliance failure happens at a seam, where one team's tool stops and another's begins.

Only a layer that owns none of them can hold the thread across all of them.

Noxera is deliberately not your system of record, not your contractor network, and not a single-process tool. We have no reason to prefer one of your systems over another. That neutrality is the product, not a stage we're passing through, and it is what makes filling a gap safe rather than a suite pitch in disguise: run our inspection app and we still don't own your property, tenancy or financial data.

Capabilities

Adopt the capabilities you need.

Each capability works on top of the systems you already run, off the same operational record. Where you have no system at all, it fills the gap instead.

Adopt standalone, or connect to what you run

Compliance Management

Statutory obligations tracked, with the evidence behind them.

Intelligent Triage

Classify incoming cases and start the right clock.

Control Centre

Coordinate operations and monitor risk in one view.

Inspect

Trusted field evidence. Common gap: no inspection app.

Field Service Management

Contractors and work delivery. Common gap: no contractor app.

Resident Communications

Residents kept informed. Common gap: no structured comms.

AI Services

Risks and recommendations from the record you already hold.

Always runs over your system of record

Asset Operational History

What was inspected, what failed, what was fixed and when, built up over your asset system. Your register stays the source of truth for stock and ownership.

What we will not sell you

Noxera does not offer a housing management system, and it does not replace your asset register. Those stay your system of record, and the compliance evidence we assemble is only defensible if they do. Anything we can run standalone, we say so. Anything that has to sit over your record, we say that too.

What You Get

Not another system to manage. A clear way to work.

Four numbers your board already asks about, and where each one comes from once the record is connected.

Awaab's Law timescale adherence

The share of hazard cases resolved inside the statutory window. Every case carries its own clock from the moment of awareness, so this is a figure you report rather than estimate.

Average days, reported to complete

Not raised to complete. Measured from when the resident first told you, which is the point the law measures from and the point most systems cannot see.

Maladministration findings

Complaints upheld against you, and what evidence existed when they were investigated. A complete timeline is the difference between a finding and a defence.

Admin hours per repair

Time spent chasing updates, re-keying between systems and reconstructing history. The cost that never appears on a repairs budget but sits in every team's week.

Improve visibility across live work

See what's outstanding, overdue, or at risk, without relying on manual status checks or piecing updates together.

  • Live status per case, no guessing
  • SLA deadlines surfaced before they break
  • Drill from portfolio view to a single unit
