the systems you already run. Noxera connects people, processes and information in one auditable
operational record, and works alongside your existing systems rather than replacing them. Where you
have no system for inspections, contractor work or resident communications, Noxera's own capabilities
can fill that gap.

evidence chain across repairs and safety work, runs the statutory clocks (Awaab's Law, Decent Homes,
gas, electrical, fire, asbestos, water), and gives operations, inspectors, and contractors a single
operational record that's auditable by the Regulator of Social Housing. That is what Noxera is: the
operating layer for housing compliance, sitting on top of the systems you already run. It is purpose-built for UK housing associations, councils and ALMOs, with a guided
onboarding that works alongside your existing systems.
No. Compliance is where most organisations start, but Noxera spans
property operations. Its capabilities include compliance management, intelligent triage, a control
centre, inspections, field service management, asset management, resident communications and AI
services. You adopt the capabilities you need and expand over time, and every capability works off the
same operational record, on top of the systems you already run.

your stock and workflows, agree an onboarding plan with your team, and run a guided onboarding
alongside your existing systems.
You start with a scoped paid pilot. Before it begins we agree the
scope, the price and the success criteria in writing with your named sponsor: what has to be true at
the end for this to have worked, measured against your own numbers rather than ours. If we don't meet
them, the pilot ends there and you are under no obligation to go further.
Noxera is priced per home, per year, per module. It is a flat
subscription rather than per-job pricing, so our revenue isn't driven by how many repairs you raise.
For scale: landlords already spend roughly £3,700 per home per year on repairs. Noxera costs a
fraction of one percent of that, which makes this a redirection of money you are already spending on
the work rather than a new budget line. Onboarding is a separate one-off fee. We share exact figures
on the walkthrough, priced against your own stock and the modules you actually switch on.
No. Noxera is designed to work alongside your current setup, not replace
it. It's a layer that helps your teams coordinate better, not another system to manage.
Yes. Noxera connects to the housing, asset, and field systems you already
run, reading from them and writing back, so your data stays where it lives and nothing has to be
re-keyed. You keep the tools that work, and Noxera gives you one clear view of actions, ownership and
statutory deadlines across them.
Onboarding is a guided process we run alongside your team, working
around your existing systems rather than requiring a rip-and-replace.
Noxera is built for executive leaders who need oversight, operational

Your data is encrypted, stored in UK data centres, and never shared. We
work to GDPR from day one. Cyber Essentials Plus and ISO 27001 are in progress, and we will say so
here the day each one is certified rather than before. We are not certified against SOC 2 and do not
claim to be. If your information governance team needs the detail now, we can share our DPIA, DPA,
data-flow diagrams and clean-exit terms on request.
